This application proposes to amend the former City of Etobicoke Zoning Code to permit commercial and residential uses on the lands at 1 Blue Goose Street. The site is currently developed with a 4-storey mixed use building (The Blue Goose Tavern) consisting of a restaurant and 18 rental dwelling rooms. The proposal is to retain and restore the existing building by adding an east side addition, a new micro-brewery (basement level), and renovating the restaurant. The 18 dwelling rooms on the second to fourth floor will be renovated into 18 new rental dwelling units. In addition, the proposal includes an infill development consisting of 2 single-detached dwellings, a pair of semi-detached dwellings and 9 townhouse dwelling units (4-storeys in height). Overall, the proposed development would contain 31 residential units. The site would have a total residential gross floor area of 3,314 m2 and a total of 458 m2 of non-residential gross floor area for a total density of 1.68 times the area of the lot. A total of 19 vehicular parking spaces are proposed.
