The proposal includes an infill development consisting of 12 townhouse dwelling units (3.5 storeys in height). Also proposed is the conversion of the existing 18 rooms to 18 rental dwelling units above the existing tavern. The site would have a total above grade residential gross floor area of 3,270 m2 and a total of 385 m2 of non-residential gross floor area for a total density of 1.55 times the area of the lot. A total of 33 parking spaces would be provided. (12 parking spaces for the 12 townhouse units, 18 parking spaces for the 18 new rental dwelling units, 3 visitor parking and 12 commercial parking spaces for the restaurant/tavern).
