Community Council Decision
The Toronto and East York Community Council:
1. Approved the application to demolish the subject residential building at 79, 81 and 85 Shuter Street, with the following conditions:
a. That prior to the issuance of a demolition permit for the property at 79, 81 and 85 Shuter Street, the owner shall:
1. Provide full documentation of the existing heritage property, including two (2) printed sets of archival quality 8” x 10” colour photographs with borders in a glossy or semi-gloss finish and one (1) digital set on a CD in tiff format and 600 dpi resolution keyed to a location map, elevations and measured drawings, and copies of all existing interior floor plans and original drawings as may be available, to the satisfaction of the Senior Manager, Heritage Preservation Services;
2. Provide a Letter of Credit, including provision for upwards indexing, in a form and amount and from a bank satisfactory to the Senior Manager, Heritage Preservation Services to secure all work included in the Reconstruction Plan on file with the Heritage Preservation Services prepared by Goldsmith Borgal and Company Architects Ltd. dated August 22, 2019 and revised October 8, 2019, or alternatively to secure the accurate reconstruction of the heritage buildings as shown in the documentation report in Recommendation 1.a.1. above.
b. That prior to the release of the letter of Credit in Recommendation 1.a.2 above:
1. Provide a letter of substantial completion prepared and signed by a qualified heritage consultant confirming that the required reconstruction work has been completed in accordance with the Reconstruction Plan and that an appropriate standard of work has been maintained, or confirming that the buildings have been accurately reconstructed in accordance with the documentation report all to the satisfaction of the Senior Manager, Heritage Preservation Services.

Summary
In accordance with city-wide residential demolition control under Article II, Demolition Control, of Municipal Code Ch. 363, as amended by By-law No. 1009-2006, enacted by City Council on September 27, 2006 under the authority of Section 33 of the Planning Act, I refer the following three (3) demolition application(s) for 79, 81 and 85 Shuter Street (Application No. 19-188101 DEM, 19-188177 and 19-188107 DEM) to Toronto and East York Community Council for consideration and to decide whether to grant or refuse the application(s), including any conditions, if any, to be attached to the permit applications.
This staff report is regarding a matter for which Community Council has delegated authority from City Council to make a final decision.

Motions
That the Toronto and East York Community Council:
