Community Council Decision

North York Community Council directed that:

 

1.         City Planning staff schedule a community consultation meeting together with the Ward Councillor.

 

 2.        City Planning staff give notice for the community consultation meeting to landowners and residents within 300 metres of the site; that the wording of the notice be drafted in consultation with the local Councillor; that the notice be delivered by registered mail to existing tenants within the building; and that the applicant pay the City for the costs associated with extending the notice area.

 

3.         City Clerk’s staff give notice for the public meeting under the Planning Act according to the regulations under the Planning Act.

 

4.         The applicant be advised that the application will depend on the negotiation of a suitable re-location package for existing tenants who are displaced by the proposed development or are required to be temporarily moved to accommodate construction.

 

5.         Representation from the local Councillor’s office be present at all meetings with tenants.

 

6.         The applicant be further advised that the rental units that are replaced must be at least equivalent in size to the existing rental units.

 

7.         The applicant be further advised that the City will be seeking a substantial number of units that are 4 and 5 bedroom units to satisfy the demand for accommodation for large families in this neighbourhood.

Summary

This application was made on December 30, 2009 and is subject to the new provisions of the Planning Act and the City of Toronto Act, 2006.

 

This application proposes to construct a 14-storey (43.8 metres) residential building on the east side of Neptune Drive. The proposed building would contain 155 units, which includes 24 replacement rental units, with two levels of below grade parking. The applicant has also submitted a residential rental demolition application for the 24 existing residential rental units. The proposed building would have a total gross floor area of 12,868 m² with a density of 4.5 times the area of the lot.

 

This report provides preliminary information on the above-noted application and seeks Community Council's directions on further processing of the application and on the community consultation process.

That:

 

1.         North York Community Council adopt the staff recommendations in the Recommendation Section of the report (February 11, 2010) from the Director, Community Planning, North York District, with recommendation 2. being amended to read as follows:.

 

“2.       City Planning staff give notice for the community consultation meeting to landowners and residents within 300 metres of the site; that the wording of the notice be drafted in consultation with the local Councillor; that the notice be delivered by registered mail to existing tenants within the building; and that the applicant pay the City for the costs associated with extending the notice area."
