Scarborough Community Council:

 

1.  Directed City Planning staff to schedule a community consultation meeting for the lands at 4342 Lawrence Avenue East together with the Ward Councillor.

 

2.  Directed City Planning staff to give Notice for the community consultation meeting to landowners and residents within 120 metres of the site and the area generally bounded by the properties south of Kingston Road, east of Manse Road, north of Wildlark Drive and west of Fernmeadow Road, as identified on the expanded notification area map attached to this motion,(http://www.toronto.ca/legdocs/mmis/2017/sc/bgrd/backgroundfile-106636.pdf)

and that the additional costs for notice beyond the 120 metres from the site be borne by the applicant.

 

3.   Directed City Clerk's staff to give Notice for the public meeting under the Planning Act according to the regulations of the Planning Act.

Summary

This rezoning application proposes to permit the redevelopment of the lands located at 4342 Lawrence Avenue East for eight lots with each lot containing one detached dwelling. All of the two-storey, detached dwellings are to be accessed from an 8 m (26 ft) wide driveway off Lawrence Avenue East.  Shared landscaping elements and private driveway are to be owned by a condominium corporation (common element) and the proposed lots are to be created by way of applications for consent to sever the subject property.  The proposed lot widths range from 9.2 m (30 ft) to 15.7 m (51.5 ft) and lot areas between 210 m2 (2,260 ft2) and 420 m2 (4,529 ft2).  The proposed gross floor areas of the detached dwellings range from 186 m2 (2,002 ft2) to 224 m2 (2,411 ft2).

 

This report provides preliminary information on the above-noted application and seeks Community Council's directions on further processing of the application and on the community consultation process.

 

This report recommends that a community consultation meeting be held, in consultation with the ward councillor's office, to present the proposal to the public and obtain public input.  A Final Report and a Public Meeting under the Planning Act will be scheduled following community consultation and resolution of the outstanding issues identified in this report.
